The problem with a fault

Commercial electrical faults never happen at a good time

Electrical faults do not arrive at quiet moments. The board trips on a Friday evening, the lighting fails the morning of an inspection, the kitchen extract stops an hour before service. That is not bad luck. It is load, and load is highest exactly when you can least afford the interruption.

The instinct in that situation is to get someone to make it go away quickly. It is the right instinct and it leads to the wrong outcome surprisingly often, because the fastest response is usually to reset something or replace the most obvious component. If the underlying cause is still there, you will be having the same conversation next month.

Our approach is straightforward: find out what is actually happening, tell you what it will cost to put right, then put it right. If something is dangerous we make it safe first and tell you afterwards.

Reactive work

What we get called out to

Tripping circuits
RCDs and breakers that operate repeatedly, nuisance tripping across shared devices, and circuits that fail under load at the same time each day.
Loss of supply
Part or all of the premises without power, single dead circuits, and faults that appear after other work has been carried out.
Lighting failures
Sections of lighting out, fittings failing repeatedly, failed control gear and emergency lighting that will not hold its charge.
Equipment supply faults
Catering equipment, air conditioning, shutters, chillers and machinery losing supply or tripping their protection.
Damaged accessories
Broken, burnt or discoloured sockets, switches and fittings - the ones that get knocked, cleaned around or overloaded.
Water and heat damage
Leaks into fittings and accessories, damage in wash-down areas, and heat damage around kitchens and plant.
Remedial work
Putting right the observations from an EICR. See commercial EICR testing.

Planned maintenance

Planned electrical maintenance for commercial premises

Reactive work will always exist. What planned maintenance changes is the proportion - how much of your electrical spend is scheduled and how much arrives as an interruption.

A planned programme for a commercial premises usually includes:

  • Periodic inspection and testing of the fixed installation on an agreed cycle, see EICR testing
  • Emergency lighting testing at the required intervals, with the logbook kept up to date - see emergency lighting
  • Fire alarm servicing and testing - see fire alarm systems
  • Scheduled attention to observations raised in previous reports
  • Repairs and replacements grouped into planned visits rather than call-outs

The bigger benefit is knowing your building. A contractor who has tested your installation and holds the records diagnoses a fault considerably faster than one arriving cold to an unlabelled board.

If something is wrong right now

What to do before a commercial electrician arrives

Do not keep resetting it

A device that trips repeatedly is operating for a reason. Resetting it over and over removes the protection you are relying on.

Isolate if it is safe to

If a specific circuit is the problem and you can safely leave it off, do. Stop using the affected equipment.

Note what changed

New equipment, recent work, a leak, a delivery that knocked something. It is frequently the answer, and it saves diagnosis time.

Tell us the impact

What the fault is stopping you doing matters as much as what has failed. It determines how we prioritise it.

Questions we get asked

Commercial repair and maintenance questions

What businesses ask when something has failed, or before setting up a programme.

How quickly can you get to us?

We come back to every enquiry within 24 hours. How quickly we can actually get an engineer to you depends on what has failed, where your premises is and what is already in the diary, so we will not publish an attendance time we might not meet. What we will do is tell you honestly when we can attend.

Tell us what has gone off and what it is stopping you doing. A dark shop floor, a kitchen that cannot open or a school with a dead ring main gets treated very differently from a flickering fitting in a back office.

Our board keeps tripping. What causes that?

Repeated tripping is a symptom, not a fault in itself. Common causes are a genuine fault on a circuit, accumulated earth leakage from several items of equipment sharing one RCD, a failing appliance, or water getting somewhere it should not.

The useful part of the job is the diagnosis. Resetting it is not a repair, and swapping the device without finding the cause usually just moves the problem. We find out what is actually happening before quoting to fix it.

Do you offer planned maintenance rather than just reactive call-outs?

Yes. Planned maintenance for a commercial installation typically means periodic inspection and testing on a rolling programme, emergency lighting testing at the required intervals, fire alarm servicing, and scheduled attention to the items a previous report flagged.

The advantage is not that it prevents every fault. It is that most of your electrical work becomes something you schedule rather than something that interrupts you.

Can you work on an installation somebody else installed?

Almost all of our repair work is on installations we did not install. That is normal. What matters is being able to work out what is there, which is easier when boards are labelled and schedules exist, and slower when they are not.

If we end up spending time working out an undocumented installation, we will tell you, and it is often a good argument for having it properly inspected and recorded.

Something smells hot or is discoloured. What should we do?

Treat that as urgent. A burning smell, scorching, discolouration around an accessory or a board, or something that is hot to touch are all signs that need attention rather than observation.

If it is safe to do so, isolate the circuit and stop using it, and contact us. Do not keep resetting a device that keeps operating. It is operating for a reason.

Will you quote before doing the work?

For anything beyond the initial diagnosis, yes. Fault finding is charged for the time it takes because nobody can price a repair before knowing what is wrong. Once we know, you get a price for the repair before we carry it out.

The exception is where something is dangerous. We will make it safe first and tell you what we have done.
